The City of Brentwood with a population of 67,000 residents is one of the fastest growing cities in the San Francisco Bay Area. The city sits along Highway 4 in Contra Costa County with excellent access to Interstate 5 and a myriad of freeways connecting the city to Silicon Valley via Interstates 580, 680, and 880. It is ideally situated to support new and expanding industry from Silicon Valley.

The City’s past includes a rich agricultural history and today continues to support farms surrounding the city which has resulted in the attraction of families seeking open space, fresh air, safe and attractive neighborhoods with parks/trails and award winning school districts.

The City boasts a small yet vibrant downtown with a mix of restaurants and shops and a farmer’s market which draws locals and visitors alike every Saturday. Several retail centers are located across the city including Lone Tree Plaza (anchored by Home Depot and Trader Joe’s), Streets of Brentwood lifestyle center (anchored by AMC Theatre and Sprout’s Market), and Safeway Town Center. The retail success has resulted in an almost zero vacancy rate of retail space; less than 3 percent. Since the pandemic many tech workers have relocated from cities such as San Jose, Fremont, Palo Alto and Dublin. With many of these workers employed on a hybrid or fully remote basis spending more time in town, retailers and restaurants have flourished across the city. The City also supports three business parks: Sunset Industrial Park, Sand Creek Business Park and Harvest Commerce Center. Vacancies in both office and industrial space, are both below 5 percent creating challenges for new and expanding industry to find space.

Over the past few years, the City has been preparing the Innovation Center; a 260-acre town center development, to support a mix of technology, light industry and mixed-uses between Sand Creek Road and Lone Tree Way. More than 80 acres of green field development is available on the east side of Highway 4 and another 150 acres is available on the west side of the highway. Recently, the City extended Sand Creek Road from Highway 4 to Heidorn Ranch Road to create another access point to the west side of the Center. This past Spring (2025), the City celebrated the arrival of a new Costco just south of Lone Tree Plaza and its huge success is drawing the interests from mixed-use and business park developers. Moving forward, the City’s Economic Development Team will continue to promote infill development opportunities for business parks to support a mix of technology and light industrial firms as well as mixed-use. With an increasing talented residential community, technology companies are beginning to take a closer look to expanding in Brentwood.
